Landmark Development Group reviews each application using consistent rental criteria. The information below summarizes the basic requirements applicants should be prepared to meet and document.
Income Requirement
Applicants should have sufficient verifiable income in relation to the rental amount.
Income may be verified using recent pay statements, employment documentation, benefit statements, bank records or other acceptable documentation showing the applicant's current income.
Identification
Applicants must provide a valid government-issued photo ID as part of the application and screening process.
Employment & Income Verification
Applicants should be prepared to provide documentation sufficient to verify their current source and amount of income.
Additional documentation may be requested when income is new, variable, or cannot otherwise be verified from the information submitted.
Rental & Background Screening
Applications may include a review of rental history, credit information, public records and other background information relevant to determining rental eligibility.
Applicants may be asked for additional information or documentation when necessary to complete the screening process.
Occupancy
Occupancy limits vary by property and rental type.
Private rooms in shared homes are generally limited to a maximum of two occupants per room. All occupants must be disclosed and approved by management.
Additional rent may apply when more than one person occupies a private room.
Pets
Pets are permitted only at approved properties and require prior management approval. Pet restrictions may vary depending on the property and type of rental.
When a pet is approved, additional requirements may include:
- A signed pet addendum
- A refundable pet deposit
- Proof of required liability insurance
- Compliance with applicable size, breed and property restrictions
Service animals and assistance animals are handled in accordance with applicable law and are not treated as pets.
Smoking
Smoking is not permitted inside Landmark rental properties or indoor common areas. Residents and guests are expected to comply with the smoking rules for the property.
Shared-Home Rentals
Applicants considering a private room in one of our shared homes should understand that these properties include private bedrooms with shared common areas.
Residents are expected to respect other occupants and follow the property's house rules regarding guests, noise, cleanliness, laundry, kitchens, parking and use of common areas.
